Prices
As a result of a strong housing market, median house
prices increased by 136.7% throughout Hervey Bay in
the five years between the 12 months to the end of
June 1999 and the 12 months to the end of June 2004.
The suburbs of Howard (159.6%), River Heads (158.1%)
and Torquay (157.0%) experienced the most significant
growth in median house prices over this period.
At the same time, the median house price for Hervey
Bay was $255,000 in the June Quarter 2004, up 4.1%
from the $245,000 recorded in the March Quarter 2004.
The
highest median house prices in Hervey Bay in the June
Quarter 2004 were recorded in Kawungan ($302,500),
followed by Urraween ($302,000) and Torquay ($265,000).
Vacant
Land Sales
According to the REIQ, River Heads recorded the largest
number of vacant land sales in the June Quarter 2004,
followed by Craignish and Aldershot. River Heads also
recorded the highest median value of vacant land ($115,000),
while Craignish recorded a median value of $114,000.
The median value of land sales in Aldershot was significantly
lower. Aldershot and Kawungan recorded the strongest
growth in the median vacant land sale price between
the 12 months to June 1999 and the 12 months to June
2004.
Good quality land blocks can still be purchased in Hervey Bay between $105-$115,000.
